5 Delinquency Defined Delinquency - begins on the date a periodic payment sufficient to cover principal, interest, and (if applicable) escrow becomes due and unpaid and continues until such time as no periodic payment is due and unpaid. Grace Period - A loan is considered delinquent under the rule on the date the payment is due but unpaid even if the servicer allows a grace period.
